A property search can be daunting, but it doesn’t have to be. Actually making the purchase of real estate can be a complex, major transaction with many detail to be handled. Depending on the business arrangement you have with a licensed real estate agent, that agent may actually be negotiating for the seller, not you the buyer. The best way to be certain that an agent is working 100% in your best interests is by signing a buyer representation agreement with an agent.
WHAT IS A BUYER REPRESENTATIVE?
1. As a buyer's representative we will represent you, the buyer, who is purchasing property in a real estate transaction.
2. We work for you, and owe you the a fiduciary responsibility and will always have your best interests in mind throughout the entire real estate process.
3. As your buyer's representative we will evaluate the specific needs and wants and locate properties that fit those specifications. We know what the property search entails
4. We will assist you (if applicable) in determining the amount that you can afford (pre-qualify), and show properties in that price range and locale.
5. Assist in viewing properties -- accompany you on the showings, or preview the properties on your behalf to insure that the identified specifications are met.
6. Research the selected properties to identify any problems or issues to help you make an informed decision prior to making an offer to purchase the property.
7. Consult and advise you on structuring an appropriate offer to purchase the selected property.
8. Present the offer to the seller's agent and the seller on the buyer's behalf.
9 Negotiate on your behalf to help obtain the identified property –always keeping your best interests in mind.
10. Assist in securing appropriate financing (if applicable) for the selected property.
11. Provide a list of potential qualified professionals (e.g., attorneys, appraisers, inspectors, etc.) if these services are needed.
12. Most importantly, we will fully-represent you throughout the real estate transaction.
